Our modular homes are designed to meet modern building standards while maintaining affordability and efficiency. Each unit is factory-built to high precision and delivered fully finished, providing a turnkey solution that balances quality with cost-effectiveness.
Structure & Foundation
- Reinforced concrete slab base with damp proof course (DPC) and insulation.
- Modular steel and timber hybrid frame construction, ensuring strength and long-term durability.
- External finishes in a combination of render and Cedral (or similar) cladding, chosen for resilience and a contemporary appearance.
- High-performance anthracite-coloured windows, fascias and downpipes as standard.
Insulation & Thermal Performance
The homes are designed to meet or exceed UK Building Regulation Part L standards for energy efficiency.
- Walls: U-value approx. 0.18 W/m²K
- Roof: U-value approx. 0.13 W/m²K
- Floors: U-value approx. 0.15 W/m²K
- Windows and Doors: Double-glazed, argon-filled, low-e coated, U-value approx. 1.2 W/m²K
These specifications deliver low heat loss, reduced energy demand, and year-round comfort.
Energy Systems
- Integrated solar photovoltaic (PV) panels with optional battery storage to reduce grid dependency.
- Air or ground source heat pumps for space heating and domestic hot water.
- High-efficiency electric heating systems, such as smart infrared panels, available where appropriate.
- Designed to achieve low-carbon operation, with potential for EPC ratings of A or B.
Kitchens & Bathrooms
- Fully fitted kitchens supplied with appliances including oven, hob, extractor and fridge.
- Bathrooms fitted with high-quality sanitaryware.
- Preference for fully tiled finishes for durability, with wet wall panelling available as an alternative.
- All plumbing and electrical systems installed, tested and certified prior to delivery.
Interior Finishes
- Natural oak-effect flooring to living areas.
- Neutral carpet to bedrooms.
- Painted ceilings and neutral-toned walls for a clean, modern aesthetic.
- Internal doors and partitions fully fitted on delivery.
Parking & Site Layout
- Each unit provided with allocated parking.
- Shared access roads and pathways integrated into the overall site layout.
- Green space included to ensure a balance between built form and landscape.
- Low-level external lighting for walkways, with no requirement for intrusive street lighting.
