We offer two different models of payment - 50% 25% 25% and a discounted 100%

Payment Options

We offer two flexible payment models based on the standard valuation of £290,000 per 2-bedroom home, allowing buyers to choose the plan that best suits their financial situation and build priorities.

Option 1: Standard Payment Plan

Total Price:

  • £290,000 (with solar)
  • or £280,000 (without solar)

Payment Breakdown:

  • 50% on reservation (subject to finance and final exterior design specification)
  • 25% at wind & watertight stage
  • 25% on completion

Note: All payments are non-refundable.


Option 2: Upfront Payment Discount

Total Price: £275,000

  • Includes solar system
  • One-time upfront payment
  • Build is prioritised in production queue
  • Includes full buyer input on exterior design finish

This option rewards early commitment and secures your preferred design and delivery schedule.

Conditions


  • All payment schedules are subject to proof of funds or mortgage agreement in principle before reservation.
  • Buyers will be asked to confirm their preferred exterior cladding colour and style prior to production.
  • Once the build process begins, all payments are non-refundable due to the bespoke nature of the homes.
  • Build timelines will be confirmed upon payment, subject to manufacturing capacity and site readiness.
  • The discounted upfront payment option is limited to a small number of priority builds.
  • All homes are sold freehold with access to NHBC equivalent certification and compliance with UK building regulations.

Q: Is land included in the price?

A: Yes — the price includes the freehold of both the land and the completed home, giving you full ownership with no ground rent or leasehold complications.


Q: Can I customise the interior layout or finishes?

A: The internal layout is fixed, and interiors are finished in neutral, modern colour schemes designed to suit a wide range of tastes. This provides a clean, adaptable canvas for personal styling once you move in.


Q: Is solar optional or upgradeable later?

A: Yes — buyers can choose a version with or without solar at the outset. While retrofitting solar later is possible, it is more cost-effective to include it during the initial build.


Q: Are these homes mortgageable?

A: Yes — the homes comply with UK building regulations and are supported by recognised certifications, making them eligible for standard mortgages (subject to lender approval). Buyers must provide proof of funds or an agreement in principle before build commitment.


Q: What warranty or certification is provided?

A: Homes are certified under the Buildoffsite Property Assurance Scheme (BOPAS), ensuring structural integrity and compliance with UK standards. Equivalent to NHBC cover.


Q: What does ‘wind and watertight’ mean?

A: This refers to the stage when the building is structurally complete with walls, roof, windows, and doors installed — sealed from the elements and ready for internal finishing.


Q: How long does the build take?

A: From production to completion, most homes are delivered and ready in 4-6 months, depending on material availability and manufacturing timelines.
